Updates to TAA Lease Forms and REDBOOK Focus on Legislative Changes and Member Recommendations

Every two years, following the Texas Legislative Session, TAA undergoes an extensive review of its leases and related forms, as well as the TAA REDBOOK.

As a result of the successful legislative session, and in particular the passage of SB 38 (see article on page X), there are a number of revisions to leases and related forms that will reflect changes to Texas law. In addition to exploring all things related to evictions in this review cycle, TAA is also responding to member input and feedback with an extensive discussion around fee transparency and other operational items.

Our current goal is to address items related to SB 38 in this 2025 revision cycle and to take a deep dive into fee transparency in 2026.

TAA Forms Review

TAA’s forms review process is heavily focused on member input and suggestions. While part of the effort revolves around incorporating any changes in Texas law, another very important piece is collaborating with TAA members on their operational feedback.

To ensure we’re looking at forms from both the legal and the operational perspectives, we have two member workgroups that are helping drive the discussion about forms changes (see workgroup list on page X). We appreciate the time and expertise that these members bring to the process.

While changes to TAA’s leases, addenda and notices to vacate are very much in process as of our publication date, the goal is for TAA’s Board of Directors to approve revisions at its fall meeting in October and for revised forms to be released in TAA Click & Lease at the end of December. REDBOOK Content

The TAA REDBOOK is an invaluable legal resource that provides a wealth of industry operational information and practical guidance. In addition to new and familiar statutes and regulations, the REDBOOK captures and digests important information that impacts members each day, and offers the resources needed to help them meet operational challenges.

All of that is still true in TAA’s REDBOOK Online. Originally launched in 2007, the REDBOOK Online website includes all of the operational resources you expect with access to content 24/7, including from mobile devices.

In addition to content that was historically available in the printed version, TAA’s REDBOOK Online includes bonus content, features articles and forms not previously available in the printed book. All updates to the Online REDBOOK will be completed by mid-January.

Seamless access to TAA REDBOOK Online is provided to all TAA Click & Lease program users with no additional login needed. Forms and REDBOOK Education

With forms and REDBOOK updates comes a great opportunity to take a fresh look at educating members, both regarding changes to laws and forms, but also on how to make the best use of member tools and resources.

In addition to developing in-person and virtual training, TAA’s Learning Management System will also feature training resources on TAA leases and related forms, using REDBOOK Online and spotlighting changes in Texas law that impact rental housing operations.

While much of the REDBOOK content programming will be available in early 2026, TAA is hosting a three-part series of legal and lease-related training for members:
