Unlocking Doors: Leadership, Service, and the Human Side of Multifamily with Mike Rust

Christy is currently serving as the TAA Secretary and is the immediate past president of the Texas Apartment Association Education Foundation. 

In the first episode, we’re joined by Mike Rust, Vice President and partner at Highland Commercial Properties and the 2026 President of the Texas Apartment Association. Mike shares how his six-year career in the U.S. Army—serving from tank platoon leader to battalion and brigade staff officer—shaped the leadership philosophy he carries into multifamily today. 

Mike’s path into the industry wasn’t traditional. He began as a regional manager without any prior multifamily experience, relying on the expertise of on-site teams to learn the business from the ground up. That experience shaped his perspective on leadership: it isn’t about having all the answers, but about listening, staying humble, and recognizing the best solution when it emerges. 

Throughout the conversation, Mike emphasizes a people-first approach. For him, the most rewarding part of the industry is the impact it has on both team members and residents. Housing isn’t just a product—it’s where people build their lives—and that responsibility drives the care and service mindset he believes defines successful multifamily professionals. 

The episode also explores his approach to problem-solving and advocacy. Mike discusses the importance of challenging assumptions, encouraging respectful disagreement, and considering multiple perspectives to avoid groupthink. That philosophy has guided his work with industry associations and policy efforts, where thoughtful compromise can lead to better outcomes for both residents and housing providers. 

Looking ahead, Mike shares an optimistic view of technology and AI in the industry. While automation will handle more administrative tasks, he believes the human touch will become even more valuable—creating opportunities for compassionate, service-minded professionals to stand out. 

He also highlights Highland Commercial Properties’ partnership with the Thru Project, which supports youth aging out of foster care through mentorship, housing, financial education, and life-skills training. Rather than framing it as “giving back,” Mike describes it as “giving forward,” reflecting the industry’s ongoing role in supporting communities.
