Unlocking Doors: Developing Next-Generation Leadership with Makenna Caffey

One of the most powerful things about the Texas rental housing industry is the speed at which talent can grow when given the opportunity. In this episode of Unlocking Doors, Makenna Caffey’s story is a reminder of what’s possible when leadership development, education, and mentorship align.

Makenna didn’t begin her career in multifamily. While attending college, she worked at Buc-ee’s, eventually promoting into a team leader role. There, she developed strong customer service skills, learned to lead by example, and sharpened her problem-solving abilities in a fast-paced retail environment.

Her entry into multifamily came through a temporary leasing position at a Greystar community. What began as a short-term role turned into a five-year career trajectory that moved quickly and intentionally. She advanced from leasing professional to assistant community manager, and now serves as a community manager—overseeing a multimillion-dollar asset.

What stands out most in Makenna’s story isn’t just the speed of advancement. It’s the environment that made that growth possible.

She credits mentorship and leadership support as pivotal. When her former manager was promoted, that leader had already invested in Makenna’s development, preparing her for the next step. The industry didn’t just give her a job—it created a pathway.

Her involvement with the Texas Apartment Association and the Education Foundation further expanded her growth. As a former Room to Grow Ambassador, Makenna discovered a passion for public speaking and professional development—something she hadn’t recognized in herself before stepping on stage at a conference. The association environment allowed her to build confidence, connections, and visibility across the state.

Her reflections on education are equally important for operators and leaders to consider. She highlights how multifamily differs from retail because ongoing training is essential. With evolving fair housing laws, operational standards, and business demands, education in this industry doesn’t stop after onboarding—it’s continuous.

And perhaps most importantly, Makenna’s story reflects something critical for retention: she feels seen. She speaks candidly about the difference between a company that limits growth and one that actively cultivates it. That sense of investment is what keeps talent engaged.

Now a working mother, she also shares how structured maternity leave and leadership support allowed her to grow both her family and her career without compromise. In an industry competing for top talent, these policies matter.

For those already in multifamily, Makenna’s journey is both affirmation and instruction. It reinforces the value of:

  • Identifying transferable talent from outside industries
  • Creating clear advancement pathways
  • Investing in mentorship
  • Supporting education and association involvement
  • Building cultures where employees feel valued

The next generation of industry leaders is already here. The question is whether we are building the systems that allow them to thrive.
